The real estate market continues to soar along the Grand
Strand, not just in new construction, but with resale
as well. Many people are taking advantage of the boom
by buying or selling for investment or plain old relocation.
One way sellers and buyers look for property is in the
"For Sale by Owner" market, otherwise known
as "FSBO" (pronounced FizzBo).
This growing trend has owners selling their home or property
without representation of a real estate agent. By selling
the property themselves, they eliminate the commissions
given to real estate agents which produces more profit.
Both the seller and buyer can reap the benefits of a "For
Sale by Owner" property.

October 21st.

We spoke with owner Mike Thivierge about the magazine
and how it has evolved over the past five years.
"We started out with only 16 pages in our first
edition", Thivierge said, "After 9 months we
were up to 48 pages due to our advertising and promoting.
Today we print 30,000 copies each month, which are distributed
from Little River to Georgetown".
That's no small feat considering the amount of work that
goes into each edition. Plus, each month FSBO of Coastal
South Carolina hosts a Home Buying/Selling seminar for
people interested in gaining an insight into how to sell
their home on their own. At each seminar, FSBO of Coastal
South Carolina provides an attorney and a mortgage company
to help teach people how to sell their homes themselves
through a Q&A session.
"Special rates are also given to buyers and sellers
through FSBO too", Thivierge said, "These rates
are given by mortgage companies and attorneys and can
save a buyer or seller even more money."
Legal documents, like contracts, are also provided to
FSBO customers. This helps get rid of the hassle of getting
proper papers drawn up at closing.
For those who know Mike personally, they will tell you
that he is quite the jokester. But clients will testify
that when it comes to FSBO, there is no question that
this is a seriously top-notch outfit that he and his wife,
Janice, operate.
While on the topic of the Internet, FSBO of Coastal South
Carolina heightens its presence with 21 domain names and
websites which are either owned and operated by FSBO or
one of their many affiliates, all of which display FSBO
customer's listings.
